Home Sales volume improved once again in Battle Ground, with the third straight month of sales gains...

Earlier this month we checked in with the Battle Ground MLS to see what happened with the real estate statistics and trends within the confines of the Battle Ground zip code 98604, for April. Here is the breakdown by Active | Pending | Sold; and further broken down by 3rd Party/Pre-Foreclosure | Foreclosures:

From this quick view we see an increase of 8 units for Pending Sales, and a Decrease in the heavily weighted proportion of distressed properties. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 29.8% of the Active homes listed (33.0% last month), and they represent about 47.7% of the homes going under contract (61.1% last month).

Homes For Sale in Vancouver WA Again Sees More Buyers, this time with  FEWER Sellers...

Real Estate in Vancouver WA  has again seen excellent action in April with Pending Sales moving up about 1.2% over the prior month (44% increase the month before!); with a 2.6% decrease in the total Active listings.

Home buyers were treated with interest rates remaining low (around 4 7/8% for the benchmark 30-year fixed rate loan) during the month, and also seeing the firming up of prices in both Portland and Vancouver.

Of the single-family houses and condos for sale that went pending in March, we saw both the Short Sales and the Bank Owned Homes segments capturing 38.4% of the market; a high number to be sure but, a welcome decrease from December's 61.0% of the total Pending Sales, and March's 45.2%.

While the level of Active homes is showing little change, the volume of Pending Sales again picked up very strongly The table below shows the most recent three months of activity for comparison purposes  (right-click on the image to see the enlarged view).

The Chart below shows the current trend of home prices for Vancouver WA, compared to other Pacific Northwest cities of Seattle Washington, and Portland Oregon. - all cities are now showing firming prices, and the price trend for Vancouver during the past several weeks showing a horizontal direction. For home prices to start going up, we will typically first see a meaningful AND sustained increase in the number of homes purchased in both Vancouver and the other major Pacific Northwest cities. Although there had been increases in home buying activity for the early part of this year, we have not yet seen break-out numbers.



In our opinion we have definitely seen positive improvement in several areas: including a Decrease in the relative weight of the Distressed Properties; Relatively stable prices; and Improved Volume these past two months.  In response to RMLS and newspaper reports discussing lower sales volumes for both March and April, both of these outlets Fail to mention that last year the Federal Home Buyers Tax Credit incentive was in full swing, which very much distorted any such comparisons.  Thus, we
are somewhat bullish on the current trends when the tax credit stimulus is discounted from the comparison.

Home Sales Show Just a Slight Decrease for Vancouver and Clark County Washington in April.

Clark County and Vancouver WA real estate has shown stamina by only slowing 6% after last month's 42% surge in Pending Sales!  The relative mix of 3rd-Party and Distressed properties also dropped slightly from 44.9%  to 40.6% of the total Pending Sales for April.

We are using the Vancouver MLS (covers Clark County Washington also) to obtain a quick snap-shot view of what happened real estate sales wise within the confines of Clark County Washington (Vancouver USA is the largest community) for the month of April.

This month the level of Active homes is showed a slight decrease, with the volume of Pending Sales
remaining relatively strong. The table below shows the most recent three months of activity for comparison purposes. Both the median price and average price showed slight slippage (right-click on the image to see the enlarged view).

From this quick view we have a decrease to 7.3 months inventory, which is an important trend we want to watch in the supply of homes for sale in Vancouver WA over the next several months.

For this month the Average Sold price is $217,299 which is down from the prior month; while the Median Sales Price move down from $192,125 to $191,000.

These final charts graphically represent the home sales results for Clark County and Vancouver WA in summary form:

The important items we are looking for the Clark County market turnaround are not just an increase in the number of transactions and firming-prices but, an increase in the "Normal Sale" (i.e., non-Pre-Foreclosure / Foreclosure) Category. In our opinion with about 40.6% of the Pending status homes being 3rd party or Foreclosure transactions (another monthly decrease), we view this as a very positive trend -- with short-sale lenders improving their Approval Rates for short sale offers! Prices have been relatively flat, with some up and down, which is a typical and welcome sign of base-building.

Earlier in April we logged into the MLS for Vancouver and La Center to obtain a quick snap-shot view of what happened with real estate and home sales within the confines of La Center, in Clark County Washington for March 2011. Here is what we have to report:

From this quick view we see 6 more Pending transactions and 4 fewer Solds when compared to
February, as well as about nine month's supply of inventory available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 34.6% of the Active homes listed (a nice drop from last month), and only represent 27.3% of the homes Pending this month.

this will continue as our local market heals at this stage of the Recovery.

Ridgefield WA Real Estate sales take a pause in March, with Short Sales and REO still a heavy part of the mix...

We've logged into the MLS for Vancouver and Ridgefield to obtain a quick snap-shot view of what happened during March with real estate and home sales within the confines of the Ridgefield zip code 98642, in Clark County Washington. Here is what we have to report:

From this brief view we see that the number of Pending transactions this month decreased by over 50% when compared to last month; as well as a seven to eight (7 to 8) month's supply of inventory (based on Solds) available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 22.6% of the Active Ridgefield homes listed for sale (much lower than the County Average and a slight decrease from last month), yet they represent about 55% of the homes going under contract.

Ridgefield WA was one of the hardest hit areas for distressed properties (foreclosures and short sales) and was hit early, and is now showing relatively healthier ratios of normal sales vs. distressed property sales when compared to Clark County WA overall. We have bserved more new-home construction and sales occurring, which is another clear sign of improvement for Ridgefield.

Real Estate Camas WA | Market Statistics and Trends March 2011

Camas Washington Real Estate - An Excellent Home Sales Month.

Camas Pending Home Sales took a jump up of over 50% from February's results, showing that home buyers this year are ready to move!

Earlier this month we've logged into the Camas MLS to identify what direction the real estate market is heading. Here are the key statistics we have to report:

From this quick look at the home sales action we see 5.7% more Active listings with the mix consistently weighted relative to the distressed property category levels at just under 1/3rd of the existing inventory. However, the distressed Pending Sales finally dropped down to a similar level as the Active inventory. The number of Closed Sales moved up to 36, which is an excellent sign of a more normal market.

back up to levels seen two and three months ago).

Real Estate Vancouver WA | Market Statistics and Trends for March 2011

Homes For Sale in Vancouver WA  See More Buyers and Sellers...

Real Estate in Vancouver WA has seen excellent action this past month with Pending Sales jumping up about 44% over the prior month (25% the month before!); with a negligible increase in the total Active listings.  Home buyers were treated with interest rates remaining low (around 4 3/4%
for the benchmark 30-year fixed rate loan) during the month, and also seeing the firming up of prices in both Portland and Vancouver.

Of the single-family houses and condos for sale that went pending in March, we saw both the Short Sales and the Bank Owned Homes segments capturing 40.8% of the market; a high number to be sure but, a welcome decrease from December's 61.0% of the total Pending Sales, and February's 49%.

While the level of Active homes is showing little change, the volume of Pending Sales again picked up very strongly The table below shows the most recent three months of activity for comparison purposes.

The Chart below shows the current trend of home prices for Vancouver WA, compared to other Pacific Northwest cities of Seattle Washington, and Portland Oregon. - all cities are now showing firming prices, and the price trend for Vancouver during the past several weeks showing a horizontal direction. For home prices to start going up, we will typically first see a meaningful AND sustained increase in the number of homes purchased in both Vancouver and the other major Pacific Northwest cities. Although there had been increases in home buying activity for the early part of this year, we have not yet seen break-out numbers.

Real Estate Clark County WA | Market Trends and Statistics for March 2011

Home Sales Show A Strong Surge for Vancouver and Clark County Washington in March.

Clark County and Vancouver WA real estate has once again improved, this time with an almost 42% surge in Pending Sales!  The relative mix of Distressed properties remained about the same making up about 44.9% of the total.

We are using the Vancouver MLS (covers Clark County Washington also) to obtain a quick snap-shot view of what happened real estate sales wise within the confines of Clark County Washington (Vancouver USA is the largest community) for the month of March.

From this quick view we have a decrease to 8.5 months inventory, which is trend we want to watch in the supply of homes for sale in Vancouver WA over the next several months. However, when we exclude active listings that are advertised as to-be-built new homes (roughly 10% of the total), the number of months of inventory goes down further (a good thing)!

For this month the Average Sold price is $221,068 which is down from the prior month; while the Median Sales Price move down from $195,900 to $191,000.

The important items we are looking for the Clark County market turnaround are not just an increase in the number of transactions and firming-prices but, an increase in the "Normal Sale" (i.e., non-Pre-Foreclosure / Foreclosure) Category. In our opinion with about 44.9% of the Pending status homes being 3rd party or Foreclosure transactions (another monthly decrease), we may actually be seeing a positive trend -- with short-sale lenders improving their Approval Rates for short sale offers! Prices have been relatively flat, with some up and down, which is a typical and welcome sign of base-building.
