Homes for sale Clark County WA - October 2017

Clark County WA's Homes For Sale Turned in Improved Results in October 2017.

Nearing the end of another strong sales year for homes and real estate in Clark County; closed sales-prices are at record-highs; with continued low-inventory of available homes. Here are some of the highlights for October's results: 
  • Average-Sales Prices remain at record highs, with the 12-month/long-term trend line up 9.9% compared to October 2016,  and the 3-Month Moving Average  is up 10.01% from last year; 
     
  • The Inventory for Resale Homes has shrank slightly to the still very-low 1.5 Months Supply;
     
  • Approximately 600 Resale Homes were sold in the month, which is about 9 more  (1.5%) homes than in 2016; and 31 fewer than last month.
     
  • REO/Bank Owned property sales were 6 units (0.7% of total); down from 11 (1.9%) in 2016. 
     
  • Short Sale /Pre-Foreclosure property sales were 2 units (0.3% of total); down from 9 (1.5%) in 2016.
The month-end, 30-year-fixed home loan benchmark interest rate is 3.9% (up from 3.81% last month) according to Freddie Mac; compared to 3.47% for October 2016.

The short-term trend-line is well into its regular downturn which is fully expected this time of the year. The long-term line is also showing lack of strength. Year-to-date there are about 120 (-2.0%) fewer units-sold this year compared to last.

For the next chart: Average Sales prices (shown below) are still moving in a positive, but perhaps slower direction.

The October short term Average sales price for Clark County is now up to $371,655. This is an increase of about $33,831 from the same month last year.

These final three graphs from RMLS show:

A leveling of the pace of Pending Sales, with a continued decrease in new Listings, with the resultant drop in the level of Inventory. 

In the second graph we now see the average list price matching the closed sale price; and at a lower level than seen last month for new listings.

Finally, for the Days on the Market, the Average rose moderately, while the Median moved up quite a bit from the prior month's level.
