Home Sales Report Clark County WA - November 2018

Declining Sales of Existing Homes in Clark County WA for November 2018.

Existing (pre-owned) homes, like other parts of the nation, have been slowing significantly, and we are down 104 units this month compared to the same time last year. Here are highlights for this month: 

  • Average-Sales Prices are up but at a slower pace, with the 12-month/long-term trend line up 9.06% compared to last year at this time;  and the 3-Month Moving Average is up 5.94% from November last year; 
     
  • The Inventory for Resale Homes slipped to 1.8 Months Supply;
     
  • Approximately 479 Resale Homes closed in the month, which is about 104 fewer (-17.8%) homes than in 2017; and 80 fewer than last month.
     
  • REO/Bank Owned property sales were 2 units (0.4% of total); down from 9 (1.5%) in 2017. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0.0% of total); down from 2 (0.3%) in 2017.

The month-end, 30-year-fixed home loan benchmark interest rate is 4.87% (up slightly from 4.83% last month) according to Freddie Mac; compared to 3.92% for November 2017.

Even with both trend-lines declining, the short term trend has fallen below the long-term trend one month earlier this year.  Higher home-loan rates and higher home prices are a tough combination to have and not expect the number of sales to fall to some extent.

The November short term Average sales price for Clark County is now at $389,547; which is down from the peak 4 months ago. This represents an increase of approximately $21,855 from the same month last year.

New Listings, Pending Sales and Closed Sales in lock-step going lower. Active Inventory fell slightly. 

The second graph with Prices shows new listings and closed sales coming in at lower levels than the peak. 

Days on the Market, Average and Median, fell slightly. Both are still well above the summer-time levels.

Clark County WA Real Estate Market Report - September 2018

Real Estate Sales Slowing Sharply in Clark County WA for September 2018.

Sales of existing homes has been taking a big hit of late, with this month's tally for Units-sold down a whopping 109 units compared to the same month last year! Here are the key highlights for this month: 

  • Average-Sales Prices are starting to fall, although still in positive territory with the 12-month/long-term trend line up 9.94% compared to last year at this time;  and the 3-Month Moving Average is up 7.77% from September last year; 
     
  • The Inventory for Resale Homes slipped to 2.2 Months Supply;
     
  • Approximately 527 Resale Homes closed in the month, which is about 109 fewer (-17.1%) homes than in 2017; and 154 fewer than last month.
     
  • REO/Bank Owned property sales were 3 units (0.6% of total); down from 10 (1.6%) in 2017. 
     
  • Short Sale /Pre-Foreclosure property sales were 2 units (0.4% of total); no change from 2 (0.3%) in 2017.

The month-end, 30-year-fixed home loan benchmark interest rate is 4.63% (up slightly from 4.55% last month) according to Freddie Mac; compared to 3.81% for September 2017.

With both trend-lines clearly moving lower from the peak seen in the past two years, the local market is looking for a new equilibrium.  With prices still rising at a pace above the long-term average, we still seem to be in a position of short-supply with respect to Buyer-Demand.

The September short term Average sales price for Clark County is now up to $399,010; but down slightly from last month. This represents an increase of approximately $28,751 from the same month last year.

New Listings, Pending Sales and Closed Sales all came in lower. Active Inventory however, eased slightly. 

The second graph with Prices for new listings and closed sales are still at a relatively high price level. 

Days on the Market: the Average dropped by several days; with the Median increasing by a few days. Both are in the zone we typically see week - again, very uncharacteristic for one of the usually best sales months of the entire year.

Camas WA Home Sales - August 2018

Home Sales Post Strong Results for Camas WA in August 2018

Camas WA Home Sales continue to run counter to the overall Clark County unit-volume results.  Available Inventory has stopped increasing, and actually shrank modestly. Here are the August 2018 highlights:
  • The Short-Term Average Price Trend is up with the 3-Month Moving Average at 12.38% from the year before; while the 12-Month Moving Average is up 6.93%
     
  • The Inventory level had been increasing but now retreated to 2.6 months for Resale Homes.   
     
  • Approximately 55 Resale Homes closed in August 2018, compared to 57 Sold in 2017; which is 2 (-3.5%) fewer than in 2017, and 8 fewer than last month;
     
  • REO/Bank Owned property sales were 0 units (0% of total); down from 1 (1.8%) in 2017. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 1 (1.8%) in 2017.
The short-term Average Sales Price continued to move up, finishing the month at $549,019; which is about $60,489 more than the same measure in 2017. This average price is 39.33% higher than the Clark County average.

Another good month, unit-volume wise, has helped Camas home sales reverse the downward long-term trend that had started a couple of years ago for this small town.

We also have the Average Closed Sales Prices (chart below) continuing to break its old record set last year:

Prices for closed sales this month are at the season-high level we expect for this month, supported by reasonably strong volume.

The Inventory-by-Month graph shows both New Listings took a decent jump upwards while Pending Sales remained level. Closed Sales remained at a reasonably high late-summer level.

The second graph shows a rather large difference in average price between Closed Sales (lower) compared to New Listings (higher).  Thus, we expect potential softness in sales prices for the upcoming months.

The last graph shows the Average Days on Market moving upwards by a couple of weeks, while the Median Days on market only moved up a few days.

Battle Ground WA Home Sales Report - August 2018

Strong Results for Battle Ground Home Sales in August 2018

Unlike Clark County as a whole, Battle Ground turned in strong Unit-Sales and Price results this period. Here are this month's highlights:
  • The 3-Month Moving Average for Price is $432,956 or +8.05% compared to the previous year; with the 12-Month Moving Average now at $406,525 or, +12.33% higher.
     
  • The Inventory level for Resale Homes stopped rising and retreated slightly, and is now at 2.4 Months.
     
  • Approximately 64 Pre-owned Homes closed in August, compared to 62 Sold in August 2017; an increase of 2 homes or, +3.2%.
     
  • REO/Bank Owned property sales were 1 units (1.6% of total); compared to 0 (0%) in August 2017. 
     
  • Short Sale /Pre-Foreclosure property sales were 2 units (3.1% of total); compared to 0 (0%) in August 2017.
Battle Ground's average sales price came in at $43,956 this month; giving up some of its lead over Vancouver's, and is now approximately $70,556 higher.

The short term trend has caught up to and even exceeded the previous summer-time peak; although overall at this point in the year we are behind last year by 10 properties (or, -2.65%) which is much less of a gap than seen for the rest of the County.

Home sales prices fell slightly again this month, although they are still very near record high territory for this town.

New Listings stayed about the same, while Pending Sales dropped substantially; while Closed Sales posted their strongest showing of the year.

Average New Listing Prices decreased modestly, while Closed Sales prices moved slightly lower.  

Finally, the Average Days on Market have remained the same; and Median Days on Market dropping slightly.  The pace of sales still shows this town in a Seller's Market.

Clark County WA Home Sales Report - August 2018

Disappointing Results for Home Sales in Clark County WA for August 2018.

Unit-volume sales are down 78 units when compared to the same month last year, with average sales prices starting to show softness. Here are the key highlights for this month: 
  • Average-Sales Prices are still in positive territory with the 12-month/long-term trend line up 10.36% compared to last year at this time;  and the 3-Month Moving Average is up 8.87% from August last year; 
     
  • The Inventory for Resale Homes notched up to 2.4 Months Supply;
     
  • Approximately 662 Resale Homes closed in the month, which is about 78 fewer (-10.54%) homes than in 2017; and 23 fewer than last month.
     
  • REO/Bank Owned property sales were 6 units (0.9% of total); down from 13 (1.8%) in 2017. 
     
  • Short Sale /Pre-Foreclosure property sales were 6 units (0.9% of total); up from 4 (0.5%) in 2017.
The month-end, 30-year-fixed home loan benchmark interest rate is 4.55% (up from 4.53% last month) according to Freddie Mac; compared to 3.88% for August 2017.

This year the short-term trend is falling far short of the levels achieved in the prior three years; with the long-term trend clearly moving lower. This lower level of sales is consistent with the modest increase in available inventory.

The August short term Average sales price for Clark County is now up to $400,376; but down slightly from last month . This is also an increase of about $32,617 from August last year.

Both New Listings and Pending Sales rose slightly, with Closed Sales coming in lower - actually quite a bit lower for this particular month. Active Inventory has been building with the slowdown in sales. 

The second graph shows Prices for both new listings and closed sales coming in lower than last month. 

Finally, for the Days on the Market, both the Average and the Median increased by almost a week - again, very uncharacteristic for one of the usually best sales months of the entire year.

Home Sales Report Clark County WA - July 2018

Good Level of Home Sales in Clark County WA for July 2018.

Results for this month with respect to number of homes sold, is just slightly under last year's result; with the year-to-date volume just under 3% below the same measure a year ago. Here are the key highlights for this month: 
  • Average-Sales Prices are still up in the low double-digits; with the 12-month/long-term trend line up 11.08% compared to last year at this time;  and the 3-Month Moving Average is up 11.68% from July last year; 
     
  • The Inventory for Resale Homes, still rising slowly, is now at  2.3 Months Supply;
     
  • Approximately 676 Resale Homes closed in the month, which is about 4 fewer (-0.6%) homes than in 2017; and 30 more than last month.
     
  • REO/Bank Owned property sales were 3 units (0.4% of total); down from 5 (0.7%) in 2017. 
     
  • Short Sale /Pre-Foreclosure property sales were 3 units (0.4% of total); down from 5 (0.7%) in 2017.
The month-end, 30-year-fixed home loan benchmark interest rate is 4.53% (down from 4.57% last month) according to Freddie Mac; compared to 3.97% for July 2017.

The short-term trend is struggling to create distance above the blue-long-term line; while the long-term trend-line is clearly declining.

The second chart in the queue shows 3 month and 12 month trends for the average sales prices for the County.

The July short term Average sales price for Clark County is now up to $401,804; with the upward move . This is also an increase of about $42,033 from July last year.

New Listings took a big dip this month; with both Pending and Closed sales only moving slightly. Active Inventory continued to increase with the lower level of closings. 

The second graph shows new listings are keeping their prices at a higher level but, not much of an increase this month; with Closed Sales prices moving up.

Finally, for the Days on the Market, the Average stayed about the same with the Median rising several days.

Real Estate and Home Sales Report Clark County WA - June 2018

Flat Home Sales in Clark County WA for June 2018.

County-wide home sales results pulled down by softness in the major city - Vancouver; with Unit-Sales numbers down 4.55% for the first half of the year. Here are the key highlights for this month: 
  • Average-Sales Prices are still up strong; with the 12-month/long-term trend line up 11.28% compared to last year at this time;  and the 3-Month Moving Average is up 11.12% from June last year; 
     
  • The Inventory for Resale Homes rose again to 2.1 Months Supply;
     
  • Approximately 621 Resale Homes closed in the month, which is about 142 fewer (-18.6%) homes than in 2017; and only 16 more than last month.
     
  • REO/Bank Owned property sales were 4 units (0.6% of total); down from 13 (1.7%) in 2017. 
     
  • Short Sale /Pre-Foreclosure property sales were 2 units (0.3% of total); down from 4 (0.5%) in 2017.
The month-end, 30-year-fixed home loan benchmark interest rate is 4.57% (down from 4.59% last month) according to Freddie Mac; compared to 3.9% for June 2017.

The short-term trend finally broke above (just barely) the long-term line from below. This weak performance is reflective of the sales being off in Vancouver this month. The long-term trend is also at its lowest level in 2+ years, reflective of the slowing sales.

The June short term Average sales price for Clark County is now up to $393,224; and reflects an increase from last month but, the rate of increase has slowed. This is also an increase of about $39,366 from June last year.

New Listings matched the moved to a much higher level that we saw last month; with both Pending and Closed sales only moving up slightly thus, Active Inventory continued to increase. 

The second graph shows new listings are keeping their prices at a higher level but, not an increase this month; with Closed Sales prices slowing their rise also.

Finally, for the Days on the Market, both the Average and the Median dropped only a couple of days.

Clark County WA Home Sales Report - May 2018

 Relatively Strong Home Sales Continue in Clark County WA for May 2018.

Nationwide home sales have been showing signs of slowing however, the local scene has seen variability but is quite strong overall at this point. Here are the key highlights for May's results: 

  • Average-Sales Prices moved up strongly; with the 12-month/long-term trend line up 11.34% compared to last year at this time;  and the 3-Month Moving Average is up 11.29% from last May; 
     
  • The Inventory for Resale Homes keeps rising and is now at 1.9 Months Supply;
     
  • Approximately 594 Resale Homes were sold in the month, which is about 62 fewer (-9.5%) homes than in 2017; although 63 more than last month.
     
  • REO/Bank Owned property sales were 10 units (1.7% of total); down from 14 (2.1%) in 2017. 
     
  • Short Sale /Pre-Foreclosure property sales were 5 units (0.8% of total); down from 13 (1.98%) in 2017.

The month-end, 30-year-fixed home loan benchmark interest rate is 4.59% (up from 4.47% last month) according to Freddie Mac; compared to 4.01% for May 2017.

Next we have our custom graphs/charts prepared for Clark County. We use a simple "smoothing" method to easily show the short-term trend (3-month moving average in Red); and long-term trend (12-month moving average in Blue).

The short-term trend-line is just about to "pierce" the long-term line from below on its way upwards.  With Pending Sales strong this month we expect the red line to be well above the blue line next month. The long-term line has shown a little softness, although current unit-sales year-to-date are less than 1% behind last year at this time.

In the next chart we show Average Sales prices with prices still strongly up in the early part of this Sales Season.

The May short term Average sales price for Clark County is now up to $391,396. This is an increase of about $39,691 from the same month last year.

New Listings have taken a strong leap upwards, while Pending and Closed sales have both risen modestly, allowing Active Inventory to grow slightly. 

The second graph shows another upward move in the price for new listings, and similarly Closed Sales prices going up as well.

Finally, for the Days on the Market, the Average dropped quite a bit, and the Median dropped by several days as well.

Protocol for the Flag

The American flag is obviously a symbol of our country but it has come to remind us of every man and woman who has fought for the freedom that we enjoy. The emotions that are stirred by images of our flag can run from happiness to sadness to trust and everything in between.flag2.png

Most of us learned American flag etiquette or the Flag Code when we were young but occasionally, it is a good idea to review the guidelines so that the flag is treated with the respect it deserves.

  • The U.S. flag should not be flown at night unless a light is shown on it.
  • The U.S. flag should not be flown upside down except as a distress signal.
  • The flag should never touch the ground.
  • A U.S. flag should be displayed at the peak of the staff unless the flag is at half-staff in mourning.
  • When displaying multiple flags of a state, community or society on the same flagpole, the U.S. flag must always be on top.
  • When flown with flags of states, communities, or societies on separate flag poles which are of the same height and in a straight line, the flag of the United States is always placed in the position of honor - to its own right. No flag should be higher or larger than the U.S. flag. The U.S. flag is always the first flag raised and the last to be lowered.
  • When the U.S. flag is flown with those of other countries, each flag should be the same size and must be on separate poles of the same height. Ideally, the flags should be raised and lowered simultaneously.

Home Sales Report for Clark County WA - April 2018

 Home Sales Staying Strong in Clark County WA for April 2018.

Although some parts of the County are showing weakness, that has been made up in Vancouver and Ridgefield. Here are the key highlights for April's results: 
  • Average-Sales Prices are on their way back up; with the 12-month/long-term trend line up 10.94% compared to April 2017,  and the 3-Month Moving Average is up 10.65% from last year; 
     
  • The Inventory for Resale Homes rose again to a healthier 1.6 Months Supply;
     
  • Approximately 526 Resale Homes were sold in the month, which is about 21 more (4.2%) homes than in 2017; although 4 fewer than last month.
     
  • REO/Bank Owned property sales were 9 units (1.7% of total); up from 6 (1.2%) in 2017. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); down from 4 (0.8%) in 2017.
The month-end, 30-year-fixed home loan benchmark interest rate is 4.47% (up from 4.44% last month) according to Freddie Mac; compared to 4.05% for April 2017.

Now we come to my custom graphs/charts prepared for Clark County. A very simple "smoothing" method is employed to easily show the short-term trend (3-month moving average in Red); and long-term trend (12-month moving average in Blue).

The short-term trend-line shows the "bottom" for the year is behind us, with the activity picking up similar to the recent prior years. The long-term line is still below the peak level but is relatively level - a mode we expect to continue for the near future.

In the next chart for Average Sales prices shown in the next chart (below) have moving up strongly again with the "Spring Rush" of home sales.

The April short term Average sales price for Clark County is now up to $379,758. This is an increase of about $36,539 from the same month last year.

New Listings have eased slightly, while Pending and Closed sales have held steady. 

The second graph is showing the continued surge in the price for new listings, and the upward movement in Closed Sales prices.

Finally, for the Days on the Market, the Average dropped substantially, and the Median is now less than one week.

Real Estate for sale Clark County WA - February 2018 Market Report

Nice Up-Tick for Pre-Owned Home Sales in Clark County WA for February 2018.

Reversing the sluggish sales posted last month,  Clark County pre-owned real estate and home sales rallied and posted 33 more units-sold for February. Here are the key highlights for February's results: 

  • Average-Sales Prices are still slipping below their recent record highs, which is typical this time of year; the 12-month/long-term trend line is up 11.10% compared to February 2017,  and the 3-Month Moving Average is up 11.97% from last year; 
     
  • The Inventory for Resale Homes rose ever so slightly to 1.1 Months Supply;
     
  • Approximately 416 Resale Homes were sold in the month, which is about 33 more (8.6%) homes than in 2017; and 46 more than last month.
     
  • REO/Bank Owned property sales were 4 units (0.96% of total); down from 17 (4.4%) in 2017. 
     
  • Short Sale /Pre-Foreclosure property sales were 5 units (1.2% of total); up from 3 (0.8%) in 2017.

The month-end, 30-year-fixed home loan benchmark interest rate is 4.33% (up from 4.03% last month) according to Freddie Mac; compared to 4.17% for February 2017.

Next in line are the custom graphs/charts we have prepared for Clark County WA. A simple "smoothing" technique is used to better present the short-term trend (3-month moving average in Red); and long-term trend (12-month moving average in Blue).

The still-declining short-term trend-line is now below its low for last year which may be reasonable to expect with such low available Inventory. The long-term line is showing a sideways move, as overall demand for housing is still reasonably strong.

Average Sales prices shown in the next chart (below) have slipped slightly below the long-term trend but, haven't gone as far as this time last year.

The February short term Average sales price for Clark County is now up to $359,647. This is an increase of about $38,448 from a year ago.

Our final three graphs from RMLS show:

Closed Sales and New Listings have both moved up, with Pending sales actually dropping slightly. Even so, the available Inventory did not move up that much. 

The second graph is showing another strong spread between new-list prices and actual Closed sales prices.

Finally, for the Days on the Market, the Average increased 12 days to 61, and Median increased one day to 27.
