Earlier in December we logged into the MLS for Vancouver and Ridgefield to obtain a quick snap-shot view of what happened during November with real estate and home sales within the confines of the Ridgefield zip code 98642, in Clark County Washington. Here is what we have to report:

From this brief view we see a relatively small number of Pending transactions this month when compared to typical volume; as well as approximately fourteen month's supply of inventory (based on and average of Pending & Solds) available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 22.2% of the Active Ridgefield homes listed for sale (much lower than the County Average), yet they represent about 35.7% of the homes going under contract (52.6% is the County Average in November).
Ridgefield WA was one of the hardest hit areas for distressed properties (foreclosures and short sales) and was hit early, and is now showing relatively better ratios of normal sales vs distressed property sales when compared to Clark County WA overall. With a possible bottoming of prices / values, now is one of the best times to purchase a property in Ridgefield!

Homes For Sale Vancouver WA -- November Angst and Action.

Real Estate in Vancouver WA has seen a couple of important improvements: This month the Pending sales increased by 11 units (+5.5%) while the the Sold homes dropped to 189 -- reflective of the very Slow October.

Of the stick-built houses and condos for sale that went pending in November, we saw both the Short Sales and the Bank Owned Homes segments now capturing the largest percentage -- combined they were 54.0% of the total Pending Sales (45.8% last month). The foretold 3rd Wave of Distressed Properties, combined with better short-sale approval rates and resumed Bank-Owned sales is likely the reason for the increase in the Active category for this segment.

The Chart below shows the current trend of home prices for Vancouver WA, compared to other Pacific Northwest cities of Seattle Washington, and Portland Oregon. - all cities are showing sliding prices, although the downward slope for Vancouver is not as steep as seen for Seattle and Portland. For home prices to start going up, we will typically first see a meaningful AND sustained increase in the number of homes purchased in both Vancouver and the other major Pacific Northwest cities. Although there had been modest increases in home buying activity for the early part of this year, we are continuing to see lower volume and softer prices this Mid Fall.

has shown signs of a Year End Dash, which we see in part as the growing confidence in the US Economy along with the excellent combination of favorable home prices and mortgage interest rates. We are using the Vancouver MLS (covers Clark County Washington also) to obtain a quick snap-shot view of what happened real estate wise within the confines of Clark County Washington (Vancouver USA is the largest community) for the month of November. Here is the condensed version we have prepared from Vancouver MLS data:

While the level of Active homes is showing some reduction, the volume of Pending Sales perked back up!

Vancouver WA Real Estate Market Trends for October 2010, John Slocum Realtor Broker Agent with REMAX Vancouver WA

From this quick view we have just under a year's supply of homes for sale Vancouver WA. However, when we exclude active listings where the home was built prior to 2010, the number goes down to 10.0 months of supply -- which is not nearly as unfavorable.

For this month the Average Sold price is $231,636 which is up 3.14% from the prior month; while the Median Sales Price move up from $198,500 to $200,000. Both of these pricing indicators are positive for the Vancouver real estate market.

Key items we are looking for the Clark County market turnaround are not just an increase in the number of transactions and firming-prices but, an increase in the "Normal Sale" (i.e., non-Pre-Foreclosure / Foreclosure) Category. In our opinion with about 52.6% of the Pending status homes being 3rd party or Foreclosure transactions (an increase from last month), we may actually be seeing a positive trend -- with short-sale lenders improving their Approval Rates for short sale offers! Prices have been relatively flat-to-positive, with some up and down, which is a typical sign of base-building.

Early in December we logged into the MLS for Vancouver and Washougal to obtain a quick snap-shot view of what happened with Washougal WA Real Estate, in Clark County Washington 98671. Here is what we have to report:

From this quick view we see 1 Fewer Pending transaction compared to last month, and approximately one year's supply of inventory available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 37.0% of the Active homes listed which is an increase from last month; yet they represent about 57.1% of the homes going under contract - which is a substantial number in our opinion.
As a community in Clark County, Washougal's real estate was hit harder with more of their newer subdivisions un-sold or sold with sub-prime loans towards the end of the last building boom. What we have been observing is been a reasonably strong absorption of those properties, and a good base-building phase of this recovery.

Battle Ground Washington Real Estate | November 2010 Market Report

Battle Ground Real Estate Market Activity -
November 2010

Earlier in December we checked in with the Battle Ground MLS to see what
happened real estate-wise within the confines of the Battle Ground zip code
98604, for Battle Ground Homes For Sale in November. Here is what we have to report when we gathered the home sales information earlier this month:

From this quick view we seea modest increase in the Total Active Inventory however, like other areas nearby there is a slight increase in the proportion of distressed properties. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 34.2% of the Active homes listed (a
2.7 point increase from last month), and they represent about 40.0% of the homes going under contract (this item
has been very high for the past two months).

Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-Pre-Foreclosure / Foreclosure Sold category. In our opinion that ratio has taken another big jump owing to the
third and hopefully final wave of foreclosures, in addition to most banks
resuming foreclosures after the nation-wide scandal on faulty procedures.

The Chart Below compares Battle Ground Home Sale Prices (currently improving prices) and Trends with other nearby Towns: Brush Prairie, Ridgefield and La Center Washington:
Clearly Battle Ground home sales prices have continued to be relatively stable for most of this year, while nearby Brush Prairie and Ridgefield have been struggling.

Real Estate Camas WA | November 2010 Market Update

Camas Washington Real Estate -- November Home Sales
showing more action than October!

With the Interest Rates making their last stand at such low levels, a third
more buyers put their purchase bids in. Earlier this month we've logged into the Camas MLS to see if real estate within the confines of Camas had any changes. Here is what we have to report:

From this quick look at the home sales action we see 19 more Active listings with the mix consistently weighted relative to the distressed property category levels
at 1/3rd of the existing inventory. However, the distressed Pending Sales did
jump from just over 38.5% up to 52.6% . The number of Closed Sales is 4 homes lower than last month.

As we are  in the
end of Fall Season the mortgage interest rates have now risen from the low 4's or high 3's for a 30 year fixed rate mortgage!

From this quick review we see an earlier strong upward "blip" in the Average Camas Home Sales Price, which moderated downward and now leveling-to-drifting-lower. With the average Camas Home price generally higher than the Portland / Vancouver Metro area average, it is reasonable to expect a somewhat slower sales picture for this relatively small area.

Early in November we logged into the MLS for Vancouver and La Center to obtain a quick snap-shot view of what happened with real estate and home sales within the confines of La Center, in Clark County Washington. Here is what we have to report:
 From this quick view we see 3 fewer Pending transactions when compared to the Sold Homes, as well as about a
nine month's supply (maybe slightly less) of inventory
available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 45.3% of the Active homes listed (about the Norm for the County), yet they represent about
50.0% of the homes Sold.

Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the "Normal Sales" category. County-wide we have seen a continued higher level in the number of 3rd Party + Bank Owned homes going Pending, relative to the total number of homes going pending. Are the banks becoming more pro-active in approving Short Sales? -- We'll continue to watch and see...

Earlier in November we logged into the MLS for Vancouver and Ridgefield to obtain a quick snap-shot view of what happened with real estate and home sales within the confines of the Ridgefield zip code 98642, in Clark County Washington. Here is what we have to report:

From this quick view we see 2 more Pending transactions this month when compared to Sold homes; as well as approximately one year's supply of inventory (based on and average of Pending & Solds) available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 21.2% of the Active Ridgefield homes listed for sale (much lower than the County Average), yet they represent about 41.2% of the homes going under contract.
Ridgefield WA was one of the hardest hit areas for distressed properties (foreclosures and short sales) and was hit early, and is now showing relatively better ratios of normal sales vs distressed property sales when compared to Clark County WA overall.

Early in November we logged into the MLS for Vancouver and Washougal to obtain a quick snap-shot view of what happened with Washougal WA Real Estate, in Clark County Washington 98671. Here is what we have to report:

From this quick view we see 4 Fewer Pending transaction compared to last month, and approximately one year's supply of inventory available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 34.2% of the Active homes listed which is a substantial improvement over the same ratio earlier this year; yet they represent about
33.3% of the homes going under contract.
As a community in Clark County, Washougal's real estate was hit harder and
earlier with more of their newer subdivisions un-sold or sold with sub-prime loans towards the end of the last building boom. What we have been observing is been a reasonably strong absorption of those properties, and a good base-building phase of this recovery.

Battle Ground Real Estate Market Activity - October 2010

This report is a quick view of what happened real estate-wise within the confines of the Battle Ground zip code 98604, for Battle Ground Homes For Sale in Clark County Washington. Here is what we have to report when we gathered the home sales information earlier this month:

From this quick view we see typical seasonal drop in the Total Active Inventory however, like other areas nearby there is
a slight increase in the proportion of distressed properties. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 31.5% of the Active homes listed (a 0.4% increase from last month), and they represent about
57.7% of the homes going under contract (this item is very
high for the past two months).
Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-Pre-Foreclosure / Foreclosure Sold category. In our opinion that ratio has taken another big jump owing to the Option ARM loans re-calculating to much higher mortgage payments, causing many home-owners to become distressed sellers.

Clearly Battle Ground home sales prices have
continued to be relatively stable for most of this year, while nearby Brush Prairie and Ridgefield have been struggling.

Camas Real Estate Market Update for October 2010

Camas Washington Real Estate -- October Home Sales
Show Little Change From September!

Even a wonderful Indian Summer couldn't increase home sales in Camas above the
very low level set in September. Earlier this month we've logged into the Camas MLS to see if real estate within the confines of Camas had any changes. Here is
our report:

From this quick look at the home sales action we see 30 fewer Active listings with the mix consistently weighted relative to the distressed property category levels in the existing inventory. However, the distressed Pending Sales did slip back down to just over 1/3rd. The number of Closed Sales is 6 homes lower than last month.

As we are
now fully in the Fall Season the mortgage interest rates continued to remain in the low 4's or high 3's for a 30 year fixed rate mortgage!

From this quick review we see an earlier strong upward "blip" in the Average Camas Home Sales Price, which moderated downward and now leveling. With the average Camas Home price generally higher than the Portland / Vancouver Metro area average, it is reasonable to expect a somewhat slower sales picture for this relatively small area.
