Home Sales Report Clark County WA - December 2019

Uptick in Unit-Home Sales and Prices for Clark County WA in December 2019.

Closing out the year we see higher unit sales this month; with Prices rising too - a direction that is uncommon at this time of year. Active Inventory slid again to a very, very low level. Here are the highlights for this month's report: 
  • Average-Sales Price moved up briskly to  $409,639, with the 12-month/long-term trend line up 3.16% year-over-year;  with the 3-Month Moving Average up 5.99% from this time last year (up strongly from last month); 
     
  • The Inventory for Resale Real Estate slipped 0.3 months to an extremely low 1.0 Months of Supply;
     
  • Approximately 438 Resale Properties closed in the month, which is about 14 more (3.3%) homes than in 2018; and 102 fewer than last month;
     
  • REO/Bank Owned property sales were 2 units (0.46% of total); down from 3 (0.7%) in 2018; 
     
  • Short Sale /Pre-Foreclosure property sales were 2 units (0.46% of total); up from 0 (0%) in 2018.
The Home Mortgage month-end, 30-year-fixed loan interest rate (nationwide average) again rose slightly to 3.72% (Up from 3.70% last month) according to Freddie Mac; compared to 4.64% for December 2018. The current rate level is starting to see near term downward pressure.

Next I have prepared a custom chart for Unit-Volume (number of properties sold) that shows the short term (in Red) and long term (12-month moving average in Blue) trends:

The Short Term trend has now crossed the long-term line, and is continuing its typical seasonal decline. The long-term trend appears to be going horizontal at this point.  

The next chart shows the Average Home Sales Price trend, illustrating the current and historical Home-Sales-Price results in both short-term and long-term:

Prices have taken an uncommon upward turn this month. The extremely low level of inventory is causing very strong upward pressure on prices at this time.

The Average Sales Price (using 3 months) for Clark County is now $409,639; which is an increase of approximately $23,145 from this time last year.

Once Again New Listings declined more than Pending Sales and Closed Sales; forcing the level of Active Inventory to shrink to an extremely low level. 

The second graph shows the Closed Sales pricing hitting an all-time high; while  Average List prices came in at one of its higher marks - both showing that we'll be expecting prices to continue going up.

Finally, Average Days on Market moved up by a few days; while Median Days on the Market moved downwards by a few days.
