Real Estate La Center Washington, Market Statistics
and Trends for February 2011
La Center saw a decrease in real estate and homes going under contract and closed sales. Taking a pause from a Good January...
Early in March we logged into the MLS for Vancouver and La Center to obtain a quick snap-shot view of what happened with real estate and home sales within the confines of La Center, in Clark County Washington for February 2011. Here is what we have to report:
From this quick view we see 2 fewer Pending transactions and Solds when compared to
January, as well as about seven month's supply of inventory available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 37.0% of the Active homes listed (a nice drop from last month), yet they represent 80.0% of the homes Pending this month.

Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the "Normal Sales" category. County-wide we have seen a continued higher level in the number of 3rd Party + Bank Owned homes going Pending, relative to the total number of homes going pending.
The short-sale banks are becoming more pro-active in approving Short Sales -- We believe
this will continue...

From the above pricing chart, La Center Home Prices have clearly been improving most of last year but now seeing softness relative to other nearby rural towns and areas.

Ridgefield WA Real Estate sales have continued the upward trend, while still
working off the Short Sales and REO part of the mix...
Earlier in March we logged into the MLS for Vancouver and Ridgefield to obtain a quick snap-shot view of what happened during February with real estate and home sales within the confines of the Ridgefield zip code 98642, in Clark County Washington. Here is what we have to report:
From this brief view we see that the number of Pending transactions this month increased by 3 units when compared to last month; as well as a predicted seven to eight (7 to 8) month's supply of inventory (based on Pendings) available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 25.7% of the Active Ridgefield homes listed for sale (much lower than the County Average but, a slight increase from last month), yet they represent about 35% of the homes going under contract.
Ridgefield WA was one of the hardest hit areas for distressed properties (foreclosures and short sales) and was hit early, and is now showing relatively healthier ratios of normal sales vs. distressed property sales when compared to Clark County WA overall. We are also observing more new-home construction and sales occurring, which is another clear sign of improvement for Ridgefield.

Battle Ground WA Real Estate Keeping Up The Momentum in February 2011
Home Sale prices in Battle Ground have remained remarkably stable through the past 12 months, perhaps making this area of Clark County one of the Belle-weather recovery zones...Earlier this month we checked in with the Battle Ground MLS to see what happened with the real estate statistics and trends within the confines of the Battle Ground zip code 98604, for February. Here is what we have to report when we gathered the home sales information:
From this quick view we see a slight drop of 3 units for Pending Sales, and the continuation in the proportion of distressed properties. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 34.3% of the Active homes listed (32.8% last month), and they represent about 38.5% of the homes going under contract (this item has dropped down from 54.5% from two months ago).

The Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, a decrease in the non-Pre-Foreclosure / Foreclosure Sold category. In our opinion that ratio has started to show slight improvement, and if the relative price-strength remains, there is a good environment for recovery.

Clearly Battle Ground home sales prices have continued to be relatively stable for most of past twelve months.

Early in March we logged into the MLS for Vancouver and Washougal to obtain a quick snap-shot view of what happened with Washougal WA Real Estate market trends and statistics, in Clark County Washington 98671. Here is what we have to report:
From this quick view we see 1 Fewer Pending transaction compared to last month (January was down by 10), and approximately a year's supply of inventory available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are still running at a high level, although we are starting to see within that mix about an even number of short-sales vs. foreclosures being sold.

Camas Washington Real Estate - Another Better Month.
Camas home prices have drifted lower since their near-term high from July 2010; while being realatively stronger than prices in Portland and Seattle. The benchmark 30 year fixed rate mortgages have fallen back below 5%,encouraging more buyers to get off the fence.Earlier this month we've logged into the Camas MLS to identify what direction the real estate market is heading. Here are thekey statistics we have to report:
From this quick look at the home sales action we see 7.9% more Active listings with the mix consistently weighted relative to the distressed property category levels at just above 1/3rd of the existing inventory. However, the distressed Pending Sales did remain at a very high level of 58.8% (50.0% last month) . The number of Closed Sales, at 17, may not be unusual as the length of time to close a transaction has generally crept up.
The table below shows the RMLS market data for the transactions within the Camas City Limits (which has different results than the Camas zip code of 98607)

With the current Camas Home prices showing relative strength when compared to the Portland / Vancouver Metro area average; along with a strong upward trend in purchase volume, it is reasonable to expect Camas home prices to be steady-to-improving in the near term. We also have reports from several builders that the new homes above $400,000 are doing very well.
If you are looking to purchase a home in Camas now is an opportune time! Camas is located on the north shore of the Columbia River in Washington State, and features a relatively mild climate and excellent economic base (btw - there is no personal State or Local Income Tax in Camas!).
