La Center saw more real estate and homes going under contract and closed
sales.  Looking better than many other Clark County areas...

Early in December we logged into the MLS for Vancouver and La Center to obtain a quick snap-shot view of what happened with real estate and home sales within the confines of La Center, in Clark County Washington for December 2010. Here is what we have to report:

From this quick view we see 3 more Pending transactions and Solds when compared to
November, as well as about eight month's supply of inventory available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 43.9% of the Active homes listed (slightly above the Norm for the County), yet they represent 30.0% of the homes Sold this month (vs 100% in November).

Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the "Normal Sales" category. County-wide we have seen a continued higher level in the number of 3rd Party + Bank Owned homes going Pending, relative to the total number of homes going pending. Are the banks becoming more pro-active in approving Short Sales? -- We believe that is the case, and will continue to watch and see...

Fewer Ridgefield WA Real Estate sales with the colder weather and Holiday
Season...

Earlier in January we logged into the MLS for Vancouver and Ridgefield to obtain a quick snap-shot view of what happened during December with real estate and home sales within the confines of the Ridgefield zip code 98642, in Clark County Washington. Here is what we have to report:

From this brief view we see a relatively small number of Pending transactions this month when compared to typical volume; as well as approximately eight (8) month's supply of inventory (based on Solds) available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 23.0% of the Active Ridgefield homes listed for sale (much lower than the County Average), yet they represent about 50.0% of the homes going under contract (48.5% is the County Average in December).

Ridgefield WA was one of the hardest hit areas for distressed properties (foreclosures and short sales) and was hit early, and is now showing relatively comparable ratios of normal sales vs distressed property sales when compared to Clark County WA overall. With a possible bottoming of prices / values, now is one of the best times to purchase a property in Ridgefield!

Washougal Real Estate saw mixed results, with an increase in sales, with
more of them bank owned and short sales...

Early in January we logged into the MLS for Vancouver and Washougal to obtain a quick snap-shot view of what happened with Washougal WA Real Estate  market trends and statistics, in Clark County Washington 98671. Here is what we have to report:

From this quick view we see 11 More Pending transaction compared to last month, and approximately nine month's supply of inventory available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 39.9% of the Active homes listed which is an increase from last month; yet they increased again to about 60.0% of the homes going under contract - which is a substantial number in our opinion.

As a community in Clark County, Washougal's real estate was hit harder with more of their newer subdivisions un-sold or sold with sub-prime loans towards the end of the last building boom. What we have been observing is been a reasonably strong absorption of those properties,
close to a "normal" overall level of Supply, and a good base-building phase of this recovery.

Battle Ground Real Estate Market Activity Slowing Down for December 2010

Earlier in January we checked in with the Battle Ground MLS to see what happened
with the real estate statistics and trends within the confines of the Battle Ground zip code 98604, for Battle Ground Homes For Sale in December. Here is what we have to report when we gathered the home sales information:

From this quick view we seea modest decrease in the Total Active Inventory however,
unlike other areas nearby there is a slight decrease in the proportion of distressed properties. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 33.0% of the Active homes listed (a 1.2 point decrease from last month), and they represent about 54.5% of the homes going under contract (this item has jumped up from 40% from last month).

Market Statistics and Trends for Battle Ground December 2010
Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-Pre-Foreclosure / Foreclosure Sold category. In our opinion that ratio has taken another big jump owing to the third and hopefully final wave of foreclosures, in addition to most banks resuming foreclosures after the nation-wide scandal on faulty procedures.

Real Estate Camas WA | December 2010 Market Update

Camas WA Real Estate -- A Cool December.


With the Mortgage Interest Rates bumping up, along with the inclement weather and Holidays, pending home sales in Camas fell by more than half...

Earlier this month we've logged into the Camas MLS to identify what direction the real estate market is heading. Here are the statistics we have to report:

From this quick look at the home sales action we see 12 fewer Active listings with the mix consistently weighted relative to the distressed property category levels at just under 1/3rd of the existing inventory. However, the distressed Pending Sales did remain at a high level of 50.0% (52.6% last month) . The number of Closed Sales was 8 more homes than last month. The BIG News is that Pending sales volume dropped by more than one-half to 18 homes!

From this quick review we see a strong upward "blip" in the Camas Home Sales Price starting in Spring 2010, which moderated downward and now leveling-to-drifting-lower. With the average Camas Home price generally higher than the Portland / Vancouver Metro area average, it is reasonable to expect a somewhat slower sales picture for this relatively small area.

Real Estate Vancouver WA | Market Update for December 2010

Vancouver WA Homes For Sale --
December working through the Distressed Inventory.

Real Estate in Vancouver WA has had a couple of ups an downs for December 2010. This month the Pending sales decreased by 11 units (-5.2%) while the the Sold homes went up to 222 -- reflective of the busier November activity.

Of the stick-built houses and condos for sale that went pending in December, we saw both the Short Sales and the Bank Owned Homes segments capturing an ever larger percentage -- combined they were 61.0% of the total Pending Sales (54.0% last month). The foretold 3rd Wave of Distressed Properties, combined with slightly improved short-sale approval rates and resumed Bank-Owned sales is likely the reason for the increase in the pending sales category for this segment.

The Chart below shows the current trend of home prices for Vancouver WA, compared to other Pacific Northwest cities of Seattle Washington, and Portland Oregon. - all cities are showing sliding prices, although the downward slope for Vancouver is not as steep as seen for Seattle and Portland. For home prices to start going up, we will typically first see a meaningful AND sustained increase in the number of homes purchased in both Vancouver and the other major Pacific Northwest cities. Although there had been modest increases in home buying activity for the early part of this year, we are continuing to see lower volume and softer prices
at the end of the year.

Real Estate in Vancouver WA and Clark County | Market Update December 2010

Homes For Sale in Vancouver and Clark County and The Year Finish.


Clark County and Vancouver WA real estate has shown another month with increased sales, which we see in part as the growing confidence in the US Economy along with the excellent combination of favorable home prices and also favorable, although increasing mortgage interest rates. We are using the Vancouver MLS (covers Clark County Washington also) to obtain a quick snap-shot view of what happened real estate wise within the confines of Clark County Washington (Vancouver USA is the largest community) for the month of November. Here is the condensed version we have compiled from Vancouver MLS data:

While the level of Active homes is showing some reduction, the volume of Pending Sales perked up even more!

Vancouver WA Real Estate Market Trends for December 2010, John Slocum Realtor Broker Agent with REMAX Vancouver WA

From this quick view we have just 9.5 months inventory, which is a great improvement in the supply of Vancouver WA homes for sale . However, when we exclude active listings where the home was built prior to 2010, the number goes down further (a good thing)!

For this month the Average Sold price is $227,789 which is down 7.96% from the prior month; while the Median Sales Price move up from $209,276 to $200,000. Both of these pricing indicators are typical for the soft sales at the end of the year for the Vancouver real estate market.

Key items we are looking for the Clark County market turnaround are not just an increase in the number of transactions and firming-prices but, an increase in the "Normal Sale" (i.e., non-Pre-Foreclosure / Foreclosure) Category. In our opinion with about 48.5% of the Pending status homes being 3rd party or Foreclosure transactions (a decrease from last month), we may actually be seeing a positive trend -- with short-sale lenders improving their Approval Rates for short sale offers! Prices have been relatively flat, with some up and down, which is a typical sign of base-building.

Real Estate La Center Washington | Market Report for November 2010

Real Estate La Center Washington, Market Activity November 2010


Early in December we logged into the MLS for Vancouver and La Center to obtain a quick snap-shot view of what happened with real estate and home sales within the confines of La Center, in Clark County Washington for November 2010. Here is what we have to report:

From this quick view we see 3 more Pending transactions when compared to the Sold Homes, as well as about a year's supply (maybe slightly less) of inventory available at the end of the month. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 42.2% of the Active homes listed (about the Norm for the County), yet they represent  100% of the homes Sold this month

Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the "Normal Sales" category. County-wide we have seen a continued higher level in the number of 3rd Party + Bank Owned homes going Pending, relative to the total number of homes going pending. Are the banks becoming more pro-active in approving Short Sales? -- We believe that is the case, and will continue to watch and see...
