Battle Ground Real Estate Market Activity - October 2010

This report is a quick view of what happened real estate-wise within the confines of the Battle Ground zip code 98604, for Battle Ground Homes For Sale in Clark County Washington. Here is what we have to report when we gathered the home sales information earlier this month:

From this quick view we see typical seasonal drop in the Total Active Inventory however, like other areas nearby there is
a slight increase in the proportion of distressed properties. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 31.5% of the Active homes listed (a 0.4% increase from last month), and they represent about
57.7% of the homes going under contract (this item is very
high for the past two months).
Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, an increase in the non-Pre-Foreclosure / Foreclosure Sold category. In our opinion that ratio has taken another big jump owing to the Option ARM loans re-calculating to much higher mortgage payments, causing many home-owners to become distressed sellers.

Clearly Battle Ground home sales prices have
continued to be relatively stable for most of this year, while nearby Brush Prairie and Ridgefield have been struggling.

Camas Real Estate Market Update for October 2010

Camas Washington Real Estate -- October Home Sales
Show Little Change From September!

Even a wonderful Indian Summer couldn't increase home sales in Camas above the
very low level set in September. Earlier this month we've logged into the Camas MLS to see if real estate within the confines of Camas had any changes. Here is
our report:
Camas WA Real Estate Market Report, including Camas USA Zip Code 98607 for October 2010 by John Slocum of REMAX Vancouver WA

From this quick look at the home sales action we see 30 fewer Active listings with the mix consistently weighted relative to the distressed property category levels in the existing inventory. However, the distressed Pending Sales did slip back down to just over 1/3rd. The number of Closed Sales is 6 homes lower than last month.

As we are
now fully in the Fall Season the mortgage interest rates continued to remain in the low 4's or high 3's for a 30 year fixed rate mortgage!

From this quick review we see an earlier strong upward "blip" in the Average Camas Home Sales Price, which moderated downward and now leveling. With the average Camas Home price generally higher than the Portland / Vancouver Metro area average, it is reasonable to expect a somewhat slower sales picture for this relatively small area.

Real Estate in Vancouver WA compared to other West Coast Cities USA

Real Estate Price Trends for the Vancouver WA / Portland OR Metro Area

If you've been curious about how our Vancouver Washington and Portland Oregon metro area's real estate prices compare to the Seattle WA area and the USA National Average, our good friend Brad Andersohn at Zillow shared with us recently an excellent interactive application graphically showing that for us:




The  data excludes Foreclosure and REO sales (according to the Zillow FAQ) but, I believe it does include homes sold as short sales. Thus, the real estate price values for Vancouver WA may seem a little bit higher than what is shown for data compiled by the local MLS. This does make sense since, an REO sold by the bank is more of a "wholesale let's move it out" price, and not necessarily reflective of a more "normal" arms-length transaction.

The homes for sale in Salmon Creek - a popular neighborhood located just north of its namesake river - Salmon Creek (in the northwest part of Vancouver Washington), have continued to see the fall in volume and home values that also occurred in the larger Vancouver and Camas real estate market. This Third-Quarter 2010 (year to date) report is being published to show the current level of home sales activity to see where the positive trends are. A quick recap of the previous 4+ years will help with our review:

Home sales peaked in 2006 with 365 units sold, slipping to 328 in 2007

The 2008 sales volume dropped significantly, then slightly increased in 2009
The Median Sold Price eroded from a high of $284,358 down to $214,500 in 2009.
The Median Cumulative Days on the market increased to a high of 112 days in 2008, and
fell to 98 days in 2010.

With 157 houses sold for the first nine months, Salmon Creek home sales have slipped dramatically in the third quarter with the lapse of the Home Buyer Tax Credit incentive. The Median Sales price has also slipped by almost $2,000. 
In contrast, nearby homes in nearby Felida saw the median price increase by
about $22,000!

The Felida Neighborhood is a popular area in the northwest part of Vancouver Washington and north of Vancouver Lake. For purposes of this report the
Jefferson Middle School area will define Felida's "boundaries."  This mid-year report is being published to show the current level of activity see where the positive trends are. A quick recap of the previous 4+ years will help frame the current view:

In 2006 226 homes were sold, dropping in 2007 to 204 homes sold
In 2008 sales dropped to 172 and in 2009 went back up to 203 homes sold
The Median Sold Price eroded from a high of $340,000 down to $250,000 but has now climbed to $272,061.
The Cumulative Days on the market increased in 2008 to 116 days but, has fallen now to 74 days.

With 9 months and 142 closed sales so far, Felida home sales have slipped slightly when compared last year's annual sales numbers. However, the median sales price for the year-to-date jumped up by $22,000; which
is a very encouraging trend.

The homes for sale in Cascade Park - a popular neighborhood in the southeast part of Vancouver Washington, have
continued to experienced the erosion in volume, but not so much in home values that also occurred in the larger Vancouver and Camas real estate market. This mid-year report is being published to show the year-to-date level of activity to see where the positive trends are. A quick recap of the previous 4+ years will help frame the current view:

Home sales peaked in 2006 with 249 units sold
In 2007 and 2008 the sales volume fell significantly, and only slightly increased in 2009
The Median Sold Price eroded from a high of $270,000 down to $225,000 in 2010.
The Median Cumulative Days on the market increased to a high of 97 days in 2009, and fallen to 62 days in 2010.

Cascade Park Homes Sold in 2010, by John Slocum and Kathryn Alexander, Vancouver WA

With 121 houses sold for the first nine (9) months, home sales in Cascade Park are on track to meet or beat last year's sales numbers but will not likely achieve the levels seen in 2006 and 2007. Although the volume for the third quarter slipped a bit, we did see the Median Sales price increased by $2,500 over the level seen at our six month report!

a drop in sales volume in the Post-Home Buyer Tax Credit period. This third-quarter report is being published to show the current level of activity to see where the positive trends are. A quick recap of the previous 4+ years will help frame the current view:

In 2006 and 2007 just over 300 homes were sold for each year
In 2008 the sales volume dropped about one-third, and only slightly increased in 2009
The Median Sold Price eroded from a high of $299,000 down to $240,000 where it has remained.
The Median Cumulative Days on the market increased to a high of 100 days in 2009, and fallen to 64 days in 2010.

Fishers Landing Homes Sold in 2010, by John Slocum and Kathryn Alexander, Vancouver WA

With 9 months and 146 closed sales so far, Fishers Landing home sales are now well behind last year's sales numbers. On a positive note, sales prices in Fishers Landing did rise enough this past quarter to bring the year-to-date average up by $1,000; along with the Cumulative Days On Market dropping by one day.

Real Estate Camas WA | Market Report for September 2010


Real Estate Camas Washington
-- September was another slow home sales
month!

After a reasonably good level of sales activity prior to the expiry of the Home Buyer Tax Credit, Camas
Washington Home Sales continue to be at a much lower level, with a softening of prices after a sharp price increase this Spring.


We've gathered the market data the Camas MLS to obtain a quick snap-shot view of what happened real estate wise within the confines of Camas for the month of September. Here is what we have to report:



From this quick look at the home sales action we see 37 more Active listings with the mix consistently weighted relative to the distressed property category levels in the existing inventory. However, the Pending Sales did move up to about 1/2 of the transactions from just over 1/3rd. The number of Closed Sales is only 2 homes higher than last month.

As we head into the Fall Season the mortgage interest rates continue to edge lower, now to low rates not seen since the early 1950's!
