Real Estate Sales Report - January 2020

Slightly Lower Unit-Home Sales with Strong Price Level for Clark County WA in January 2020.

Starting the new the year we have fewer Active Listings with Less than One (1) Month of Available Inventory; which has resulted in slightly lower unit sales this month; with Prices remaining near their all-time high.  Here are the key elements for this month's report: 
  • Average-Sales Price slid slightly to $409,054 which is still almost at the all-time high, with the 12-month/long-term trend line up 2.94% year-over-year;  with the 3-Month Moving Average up 6.82% from this time last year; 
     
  • The Inventory for Resale Real Estate slipped 0.2 months to a very low 0.8 Months of Supply;
     
  • Approximately 357 Resale Properties closed in the month, which is about 21 fewer (-5.56%) homes than in 2019; and 94 fewer than last month;
     
  • REO/Bank Owned property sales were  units (1.12% of total); no change from 4 (1.1%) in 2018; 
     
  • Short Sale /Pre-Foreclosure property sales were 1 unit (0.28% of total); down from 3 (0.84%) in 2018.
The Home Mortgage month-end, 30-year-fixed loan interest rate (nationwide average) resumed its fall to 3.6x% (Down from 3.72% last month) according to Freddie Mac; compared to 4.46% for January 2019. The current rate level is declining from near-term (and perhaps longer-term) downward pressure.

Continuing on I have created a custom chart for Unit-Volume (number of properties sold) showing short term (in Red) and long term (12-month moving average in Blue) trends:

The Short Term trend is well below the long-term line, and perhaps close to its seasonal turnaround point. The long-term trend continues its sideways move at this point, although it is not far above its recent low.  

The Average Home Sales Price trend is shown in the next chart, illustrating the current and historical Home-Sales-Price results in both short-term and long-term:

This season is unusual as we see Prices recently making an all-time time - an event we usually see in the Summer season! The extremely low and falling level of inventory keeps strong upward pressure on sales prices at this time.

The Average Sales Price (using 3 months) for Clark County is now $409,054; which is an increase of approximately $26,128 from this time last year.

Both New Listings and Pending Sales have made a decent upswing; while the typically lagging Closed Sales are lower from last month. 

The second graph shows the Closed Sales pricing coming in strong; with Average List prices signaling the expectation of sellers for prices to continue move up.

Finally, Average Days on Market jumped up considerably; while Median Days on the Market moved up strongly as well.
