Battle Ground WA Real Estate Getting Back to Business in January 2011

After the Winter 2011 Holiday Break the pending home sales in Battle Ground picked up by a third, with some improvement in the ratio of distressed properties sold to total sales...

Earlier this month we checked in with the Battle Ground MLS to see what happened with the real  estate statistics and trends within the confines of the Battle Ground zip code 98604, for January. Here is what we have to report when we gathered the home sales information:

From this quick view we see an almost one-third increas in Pending Sales, and
the continuation in the proportion of distressed properties. This month the 3rd Party + Pre-Foreclosures + Foreclosures combined are about 32.8% of the Active homes listed (a 0.2 point decrease from last month), and they represent about 44.8% of the homes going under contract  (this item has dropped down from 54.5% from last month).

Key items we are looking for in a market turnaround are not just an increase in the number of transactions but, a decrease in the non-Pre-Foreclosure / Foreclosure Sold category. In our
opinion that ratio has started to show slight improvement but we are not certain it will continue.

Camas Real Estate Market Report January 2011

Homes for sale Camas WA Starting to Look Better.

Mortgage rates are still at historically low levels, and with prices moderating, Home Buyers got Active, while new Sellers are waiting for the Super Bowl before launching their bid...

Earlier this month we've logged into the Camas MLS to identify what direction the real estate market is heading. Here are the key statistics we have to report:

From this quick look at the home sales action we see fewer Active listings with the mix consistently weighted relative to the distressed property category levels at just under 1/3rd of the existing inventory. However, the distressed-property Pending Sales did remain at a high level of 50.0% (50.0% last month) . The number of Closed Sales, at 19, is also consistent with the low number of Pending sales the previous month.

From price chart we see a strong upward run in the Camas Home Sales Price starting in
the Spring 2010, which moderated downward and now leveling-to-drifting-lower. With the
current Camas Home price generally higher than the Portland / Vancouver Metro area average;
along with a strong upward trend in purchase volume, it is reasonable to expect Camas home prices to be steady-to-improving in the near term.

If you are looking to purchase a home in Camas now is an opportune time! Camas is located on the north shore of the Columbia River in Washington State, and features a relatively mild climate and excellent economic base (btw - there is no personal State or Local Income Tax in Camas!).

Real Estate Market Report for Vancouver WA January 2011

Homes For Sale in Vancouver WA  See More Healing and Hope...

Real Estate in Vancouver Washington has been going through a lot of healing in the past 12 months. This January the Pending sales decreased by 97 units (-4.6%) when compared with January 2010; and the Sold homes were off 42 units. -- reflective of the busier activity last year from the now-expired Home Buyer Tax Credit.  This year there are no Gimmicks to keep buyers in play, just back to the basics of supply and demand, and buyers that know this is an excellent time to make a home purchase!

For the single-family houses and condos for sale that went pending in January, we saw both the Short Sales and the Bank Owned Homes segments capturing a smaller percentage at 48%; a welcome decrease from last month's 61.0% of the total Pending Sales.

The Chart below shows the current trend of home prices for Vancouver WA, compared to other Pacific Northwest cities of Seattle Washington, and Portland Oregon. - all cities are showing sliding prices, and the downward slope for Vancouver is clearly not as steep as seen for nearby
Portland or, even Seattle to the north. For home prices to start going up, we will typically first see a meaningful AND sustained increase in the number of homes purchased in both Vancouver and the other major Pacific Northwest cities. Although there had been modest levels in home buying activity for the early part of this year, we are continuing to see the seasonal lower volume and softer prices at this time of the year.

    Real Estate Market Report for Clark County Washington January 2011

    Home Sales Increase in Clark County and Vancouver for the New Year.Clark County and Vancouver WA real estate has started the new year with increased pending sales; while Bank Owned sales and Short Sales make up slightly less than half of the home sales volume.

    We are using the Vancouver MLS (covers Clark County Washington also) to obtain a quick snap-shot view of what happened real estate wise within the confines of Clark County Washington (Vancouver USA is the largest community) for the month of November. Here is the condensed version we have

    While the level of Active homes is showing an increase, the volume of Pending Sales
    picked up nicely!

    From this quick view we have just 10.9 months inventory, which is has been a typical seasonal bulge in the supply of Vancouver WA homes for sale .  When active listings that are advertised as to-be-built new homes are excluded from the tally, the number goes down further (a good thing)!

    For January the Average Sold price is $219,147 which is down 3.59% from the prior month; while the Median Sales Price move down from $200,000 to $198,000. Both of these pricing indicators are typical for the soft sales at this time of the year for the Vancouver real estate market.

    The important elements we are looking for the Clark County market turnaround are not just an increase in the number of transactions and firming-prices but, an increase in the "Normal Sale" (i.e., non-Pre-Foreclosure / Foreclosure) Category. In our opinion with about 45% of the Pending status homes being 3rd party or Foreclosure transactions (a decrease from last month), we may actually be seeing a positive trend -- with short-sale lenders improving their Approval Rates for short sale offers! Prices have been relatively flat, with some up and down, which is a typical
    and welcome sign of base-building.
