Slowing Sales Moving into Fall for Clark County WA's Housing Market in September 2017.
House Sales Prices slowed their climb as Clark County's real estate market slowed considerably as we enter the Fall Season. Inventory shrank slightly, however. Here are some of the highlights for September's results:
- Average-Sales Prices are at record highs, with the 12-month/long-term
trend line up 10.85% compared to September 2016, and the 3-Month Moving Average
is up
12.32% from last year;
- The Inventory for Resale Homes has shrank slightly to the still very-low 1.8 Months Supply;
- Approximately 616 Resale Homes were sold in the month, which is about
76 fewer (-11%) homes than in 2016; and 121 fewer than last month.
- REO/Bank Owned property sales were 10 units (1.6% of total); down from
15 (2.2%) in 2016.
- Short Sale /Pre-Foreclosure property sales were 1 units (0.2% of total); down from 3 (0.4%) in 2016.
The month-end, 30-year-fixed home loan benchmark interest rate is 3.81% (down
from 3.88% last month) according to Freddie Mac; compared to 3.46% for September 2016.
Next up we have our custom graphs/charts for Clark County WA that will help tell the
rest of this housing market's story.
We apply simple "smoothing" to better present the short-term trend
(3-month moving average in Red); and long-term trend (12-month moving average in
Blue).
The short-term trend-line has clearly hit its
peak, and is now easing into a slower Fall season. The
long-term line is also showing weakness. Perhaps we have already seen "Peak
Unit-Volume" for this market rally. Year-to-date there are about 147
(-2.27%)
fewer units-sold this year compared to last.
For the next chart: Average Sales prices (shown below)
are still moving in a positive, but perhaps slower direction.
The
September short term Average sales price for Clark County is now up to $371,154. This is an increase of about $40,707 from the same month last year.
These final graphs from RMLS show:
A somewhat strong drop in Pending
Sales, and a decrease in new Listings, with no change in the level of Inventory.
The second graph shows one of the strongest gaps this year when comparing the average price of new
listings with the actual closed-sales-prices.
Finally,
for the Days on the Market, the Average is still in its typical upward rise, while
the Median is in a low range that will likely show more seasonal
sluggishness next month.
