Homes For Sale Clark County WA - September 2020 Report

Near-Record Monthly Unit-Sales Plus All-Time High Prices Continue for Clark County WA in September 2020.

Sub-3.0% mortgage interest rates are in a zone never seen before, and fueling buyer demand that is stronger than the willingness of existing home-owners to put their homes on the market to meet that. Thus, Inventory is half of what it was last year with closed sales prices zooming upwards. Here are highlights for this month:  

  • Average-Sales Price jumped up to $468,011 - an $11k+ month-over-month gain; with the 12-month/long-term trend line up 9.87% year-over-year;  and the 3-Month Moving Average up 15.57% from this time last year; 
     
  • The Inventory for Resale Real Estate slipped 0.1 to finish at 0.9 Month's worth of Supply;
     
  • Approximately 738 Resale Properties were sold/closed, which is about 135 more (22.39%) homes than in 2019; and 78 more than last month;
     
  • REO/Bank Owned property sales were 1 units (0.14% of total); down from 2 (0.33%) in 2019; 
     
  • Short Sale /Pre-Foreclosure property sales were 1 units (0.14% of total); down from 2 (0.33%) last year.

The Home Loan Mortgage 30-year-fixed loan interest rate (nationwide average) at month-end, fell below 3% to a monthly average of 2.89% (another All-Time Low!) according to Freddie Mac; compared to 3.61% for September 2019. Rates will likely stay in this low range for the near future.

Robust Unit-sales the past three months have powered the upward move for the short-term line; with the long-term line moving strongly upwards as well. At this point we are now only about 4.85% below last year for year-to-date closed sales.

The Average Home Sales Prices have been zooming upwards in the near-term; with the long-term line also in a very steep upward slope:

New Listings in the past few months are coming in at a level very nearly to what we've seen the prior two years however, there is still a large gap from when the State was initially shut-down that has not been erased. Another trend increasing demand for homes in Clark County are people leaving the big-city violence like Seattle, Portland, etc. With combined good demand and low Inventory there are no brakes to keep home prices from rising out-of-control at this point.
 
Clark County's Average Home Sales Price (using the most recent 3 months) is now $468,011; which is approximately $63,044 (+15.57%) higher than this time last year.

New Listings and Pending Sales slipped from last month; with Closed Sales coming in very strongly (second highest mark for the past 12 months). The combined result was Inventory slipped by 0.1 month's worth of supply to a level less than 1 month-total of Supply! 

The second graph shows Prices for Closed Sales coming in at their second-highest one-month mark. Average Listing Price also came in at their second-highest one-month mark!

Finally, the Average Days on Market rose by only 2 days; while the Median Days on the Market -  remained the same at 7 days / 1-week. We are still in a very brisk market.
