Unit Home Sales Remain Strong; With Sales Prices Up Almost 24% for Clark County WA in July 2021.
Sales Prices that have Risen Extremely Rapidly to High Levels, are the biggest part of the story these days. At present prices are almost $105k higher than a year ago! Unit Sales have remained strong, although in other parts of the country sales may be slowing. So far almost 27% more homes have sold year-to-date. New Listings came in stronger this month too however, we are still below One-Month's worth of Supply. Here are this month's key points:
- Average-Sales Price rose by just under $13k finishing up at $543,945; with the 12-month/long-term
trend line up 19.78% year-over-year; and the 3-Month Moving Average up
23.87% from last year;
- The Inventory for Resale Homes finished the month at 0.7 Month's worth of Supply;
- Approximately 828 Resale Properties were sold/closed, which is about 59
more (7.7%) homes than in 2020; and 2 less than last month;
- REO/Bank Owned property sales were 0 units (0% of total); down from
5 (0.65%) in 2020;
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); down from 3 (0.39%) last year.
The Nation-wide average Home Loan Mortgage 30-year-fixed loan interest rate at month-end,
fell again
slightly to 2.87% according to Freddie Mac; compared to
3.02% for July 2020. We are hearing that the Fed's "Tapering" has been put off
again, perhaps into next year, which should mean this benchmark rate will likely
remain below 3.0% for a while longer.
Next we have my custom chart for Home-Sales Unit-Volume (number of
homes sold)
with short term (in
Red) and
long term (12-month moving average in
Blue) trends:
We are still in the "blow up" phase of this bubble, as visible by the steep
and high rise of the trend(s). With the County's population just recently
crossing over the 500k mark, it is perhaps no wonder that the unit-sales are in
their highest-ever territory.
Year-to-date we are now ahead of last years total home sales by 940 homes (or,
26.9%).
This next chart shows the trend for the Average Home Sales Prices. Both the short-term
line and the long-term trend are in their steepest ever (at least for this
multi-year cycle) upward move:
We still see the rate of increase for home sales prices exceeding 20% annually.
Inflation is also widely reported in other parts of the Economy thus, overall
"Affordability" has been taking an ever increasing Hit.
Clark
County's
Average Home Sales Price (using the most recent 3 months) is now $543,945;
which is approximately $104,825 (+23.87%) higher than this time last year.

For the first graph, we see New Listings moving up to another new-High
for the year. Pending Sales however, have eased for the second month in a row -
although still at a relatively high-level. Closed Sales
again hit another high - but only by 3 units this time!
The second graph shows Prices for Closed Sales
notching another new-high;
and Average Listing Price coming in slightly below its highest mark.
Finally, the Average Days on Market
and Median
Days on the Market rose remained unchanged at extremely low level.
The Median has been at 5 or lower Days for 6 months in a row now!
