Home Sales Prices Still Up on MORE Homes Sold for Camas WA in July 2017
Camas WA Home Values "slowed" their upward climb this month; with inventory improving in spite of increased Closed Sales. Here are the July 2017 highlights:
- The Average Price Trend is still moving upward strongly in July, with the 3-Month Moving
Average Up 16.66% from the year before; while the 12-Month Moving Average
was up 13.34%
- The Inventory level moved up to 2.7 months (from
2.5 months) for Resale Homes.
Have Home Owners been accelerating their Selling/Moving Plans?
- Approximately 51 Resale Homes closed in July 2017, compared to 36 Sold
in 2016; which is 15 (39.5%) more than in 2016;
- REO/Bank Owned property sales were 0 units (0% of total); no change
from 0 (0%) in 2016.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of
total); no change from 0 (0%) in 2016.
The short-term Average Sales Price for a Home in Camas eased slightly, and is now approximately $484,846; which is about
$69,247 higher than the same statistic in 2016! This average price is 34.3%
higher than the Clark County average.

Unit-sales are up strongly for the month, but down a bit (about -18 homes) so far this year.
The Average Sales Prices (chart below) are higher than in previous years, the 2017 level setting records:
This month's increased unit sales, with the monthly average just under $500,000, is likely very reflective of where the short-term trend will top out for the year.

increased, while Pending Sales decreased as shown in the first chart, with the gap between new listings and pending sales
reflective of the improving
Inventory.
In the Second Graph the Average Price List Price and Average Sales Price are still at a high level.

Median Days on Market dropping to a very brisk pace!
