Prices Explode Upward combined with Strong Unit-Home Sales for Clark County WA in July 2020.
Pent-up / Delayed Buyer Demand combined with Super Low Inventory is now reflected in steeply rising sales-prices. Unit Sales also came in higher than last year, although we are still behind last year's number of closings. Here are this month's report highlights:
- Average-Sales Price moved strongly up to $438,873 -
an $11k+ month-over-month gain; with the 12-month/long-term
trend line up 6.72% year-over-year; and the 3-Month Moving Average up
7.86% from this time last year;
- The Inventory for Resale Real Estate improved slightly with a gain in New
Listings, edging up 0.1 to finish at 1.2 Month's worth of Supply;
- Approximately 745 Resale Properties were sold/closed, which is about 46 more (6.58%) homes than in 2019; and 138 more than last month;
- REO/Bank Owned property sales were 5 units (0.67% of total); up from
0 (0%) in 2019;
- Short Sale /Pre-Foreclosure property sales were 3 units (0.40% of total); up from 2 (0.29%) last year.
The Home Loan Mortgage 30-year-fixed loan interest rate
(nationwide average) at month-end, fell again down to a monthly average of 3.02% (another All-Time Low!) according to Freddie Mac; compared to
3.77% for July
2019. Rates have even slipped below 3.0% since that time!

This month's Strong Unit-sales results rocketed the short-term trend above the
long-term trend; although the County's year-to-date closings are behind last
year by over 8%.
The chart for Average Home Sales Price shows the current price trend moving
strongly upwards in the near-term - strong enough to move the long-term line in
a steeper slope as well:
With the quantity of New Listings insufficient to exceed the current level of
buyer-demand, we just aren't seeing relief in terms of an adequate number of
homes for sale. Thus, we still have strong pressure on prices to go upwards.
The
Average Sales Price (using the most recent 3 months) for Clark County is now $438,873;
which is approximately $31,998 higher than this time last year.
The
last
charts in this report come from RMLS and show:
New Listings moved up nicely this month however, we know with the State's
pandemic rules some of these listings were held in limbo for perhaps many months
time. Pending Sales
and Closed Sales both moved up as well, making July look like an exceptionally
strong month. The truth is we have delays in listings and purchases that have
skewed the numbers on the up-side this month. Available Inventory moved up by
the smallest amount possible,
and is still at an extremely low level.
The second graph shows Prices for Closed Sales
hitting their highest one-month mark, with Average Listing Price coming in
strong.
Finally, the Average Days on Market
remained the same; while the Median Days on the Market
fell slightly (but this one cannot fall much lower!). Both are in the typical
Summer season range.
