Last Year's Surge Continues with Unit Home-Sales Very Strong; While Sales Prices Remain High for Clark County WA in January 2021.
New Listings Perked up Strongly although Active Inventory continues to Shrink. Super-low Interest rates for home financing; combined with strong buyer demand is keeping our market hopping! Here are this month's key points:
- Average-Sales Price rose slightly by about $2.5k finishing up at $470,781; with the 12-month/long-term
trend line up 13.17% year-over-year; and the 3-Month Moving Average up
15.04% from last year;
- The Inventory for Resale Homes was cut in half ending at 0.3 Month's worth of Supply;
- Approximately 424 Resale Properties were sold/closed, which is about 54
more (14.59%) homes than in 2020; although 200 fewer than last month;
- REO/Bank Owned property sales were 0 units (0% of total); down from
7 (1.89%) in 2020;
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); down from 2 (0.54%) last year.
The Nation-wide average Home Loan Mortgage 30-year-fixed loan interest rate at month-end, rose
slightly to 2.74% according to Freddie Mac; compared to
3.62% for January 2020. The Federal Reserve and Bond Market are keeping pressure
on these rates to remain in this very low range in the near term.
Next up is a custom chart I have created showing Home-Sales Unit-Volume (number of
homes sold)
with short term (in
Red) and
long term (12-month moving average in
Blue) trends:
Although the near-term trend is declining, it is piercing a much higher
long-term (and still rising) trend-line. Long-term the trend is expected to rise
into record-high territory for at least the near term.
Overall the County is now ahead of last years total home sales by 54 homes (or,
14.59%).
The next custom chart shows the Average Home Sales Prices, where the short-term
line is in a "holding-pattern;"
with the long-term trend continuing its move in a positive direction:
The current strong rise in prices is the "steepest" stretch we've seen since
the overall home sales market turned the corner in January 2012. With Active
Inventory for resale homes it such an incredibly low level, it seems we should
expect prices to continue rising strongly at least in the near term.
Clark
County's
Average Home Sales Price (using the most recent 3 months) is now $470,781;
which is approximately $61,552 (+15.04%) higher than this time last year.
These
final charts for our home sales report come from RMLS showing:
New Listings and Pending Sales both moved up reasonably strongly. Closed Sales
likewise are up relative to previous
seasons tallies for this time of the year.
Inventory at 0.3 month's of supply is clear we this is an extremely strong Seller's
Market!
The second graph shows Prices for Closed Sales at a clear all-time high;
and Average Listing Price sky-rocketing to an all-time high.
Finally, the Average Days on Market rose by about
only 4 days; while the Median Days on the Market rose only two day's worth. Both
of these are in a very low level (fast market) for this time of year.
