A Relatively Small-up-tic in the Real Estate Price; with Unit Sales at a Strong Level but Constrained by Low Inventory for Clark County WA in December 2021.
A new high was hit this month for Sales Prices enabled by just a small rise off their plateau level. The seasonally falling number of Units-Sold per-month has met the horizontally-moving Long-Term trend-line. Here are the key points for this month:
- Average-Sales Price moved up just under $6k+ finishing up at $552,543; with the 12-month/long-term
trend line up 18.92% year-over-year; and the 3-Month Moving Average up
17.96% from this time last year;
- The Inventory for Resale Property is now well below one-month's worth, at the
record-low 0.2 Month's worth of Supply;
- Approximately 648 Resale Properties were sold/closed, which is about 21 more
(3.24%) properties than in 2020; and no change from last month;
- REO/Bank Owned property sales were 3 units (0.39% of total); down from
4 (0.638%) in 2020;
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); down from 1 (1.59%) last year.
The Freddie Mac's report on the 30-year-fixed mortgage loan interest rate
(nationwide average) at month-end, rose slightly ending at a monthly average of
3.10% ; compared to
2.68% for December 2020. Rates have risen off their Low however, they
are still at very low levels when compared to past history.
I have prepared the

Property-Sales Unit-Volume (number of
properties sold)
with short term (in
Red) and
long term (12-month moving average in
Blue) trends:
The short-term trend is well into its seasonal decline, when last
year at this time this measure was peaking. The long-term trend-line is moving
horizontally (plateau) although it is in record high territory. The County has
finished the year ahead of last years total home sales by 1,013 properties (+14.4%).
Next up we have a chart showing the Average Real Estate Sales Price, the short-term
line edging up to a new high; with the long-term trend also moving up to a new high:
Without a doubt Prices have risen strongly overall this year; and at a pace
over 20%+ for the early Summer. However, the new high we've just hit is only $2k
higher than the mark hit in August. With
such a low level of Supply, and continued low interest rates we currently don't
expect prices to be too "soft" in the near term.
Clark
County's
Average Residential Property Sales Price (using the most recent 3 months) is now $552,543;
which is approximately $84,116 (+17.96%) higher than this time last year.
This final set of charts for this real estate sales report come from RMLS and show:
New Listings and Pending Sales both eased this month; with Closed Sales coming in
with no change for this month.
With Pending Sales stronger than New Listings, we see Active Inventory sliding
again and is now at 0.2 month's of supply.
The second graph shows the Average Price for Closed Sales
just below its high; and the Average Listing Price coming somewhat weak, and is below its recent high.
Finally, the Average Days on Market increased
by 2 days finishing at 22 days; and Median Days on Market
remained at 7 days. We clearly have a very brisk market for this
slower time of year.
